The median price at which banks appraise properties for mortgage lending purposes. Published monthly by INE (indicator 0012248), currently available for 182 of Portugal's 308 municipalities — INE withholds this indicator for lower-volume municipalities under statistical confidentiality rules. Important: this is the bank's appraisal value, not the transaction price — in high-demand areas the market price is often 10–30% above this figure.

Cumulative change in the median sale price (INE 0012234, quarterly series) between the first and last available period for the municipality. This is not CAGR: unlike CAGR (based on VMAB, a longer and more stable annual series), this metric spans a shorter, more volatile window of actual transactions — it includes the pandemic shock (2020) and the interest-rate hikes (2022–2023). Shown mainly for municipalities without VMAB coverage, as a directional signal, not an annualised growth rate.

Ordinary Least Squares (Linear Regression)
Statistical regression method that estimates coefficients by minimising the sum of squared residuals. Used in the dashboard to model the relationship between IPHab and Euribor. Results include R², p-values and diagnostic tests (Jarque-Bera, Durbin-Watson). All calculations are done client-side in JavaScript, without external libraries.

Statistical test that checks whether a time series is stationary (i.e., has no persistent trend). Relevant for validating OLS assumptions: non-stationary series can produce spurious regression results. Visible in the Models tab of the dashboard alongside other diagnostic tests.

9-digit Portuguese tax identification number. Mandatory for any real estate transaction, bank account opening and tax compliance. Not the same as a UK/Irish "solicitor," who is essentially a lawyer — using that translation is misleading. Tax paid by the buyer at the notarial deed. Rates range from 0% to 8% depending on the purchase price, intended use (primary residence vs. investment/secondary) and location. Calculated on the higher of the purchase price or the VPT (tax appraisal value). Typically 4–7% for a primary residence purchase under €1M.

Imposto Municipal sobre Imóveis — Annual Property Tax
Annual property ownership tax collected by the municipality. Rate is 0.3%–0.45% of the VPT (fiscal appraisal value) for urban residential properties. Since the VPT is typically well below market value, the effective annual burden is modest. Paid in April (below €500) or split into instalments for higher amounts.
